Working with TOPA: Frequently Asked Questions
What types of projects does TOPA Architecture specialize in?
TOPA Architecture works across technology and R&D, workplace, education, civic and faith, retail, restaurant, mixed-use, and community-focused projects. Our work includes new construction, tenant improvements, renovations, expansions, interior design, feasibility studies, use permits, and construction administration.
Does TOPA work with technology and R&D companies?
Yes. TOPA works with technology and R&D clients throughout Silicon Valley and the Bay Area, with experience in EV facilities and data infrastructure. Our work includes R&D environments, operations support spaces, laboratory programming and layout, data halls, cooling towers and supporting infrastructure, tenant improvements, renovations, and expansions. Working in existing facilities, feasibility studies, programming, and test fits are also a significant part of this work.
Can TOPA help determine whether a building or site will work for my proposed use?
Yes. TOPA can evaluate an existing building or site for a proposed use, identify planning, zoning, code, and building constraints, and help determine whether the project is feasible before a client commits to a full permitting process. When brought in early, we can also compare multiple locations, test layouts, and help identify which site best supports the client’s operational needs.
How does TOPA help reduce project risk before design and permitting begin?
TOPA starts by testing the project before major commitments are made. Depending on the project, this may include feasibility studies, programming and test fits, zoning and code review, evaluation of existing building and infrastructure constraints, and comparison of multiple sites or buildings. When appropriate, we may also recommend a pre-application with the jurisdiction to clarify potential approval issues early. The goal is to identify constraints, costs, and approval risks before they become expensive design or permitting problems.
Does TOPA help with use permits and city approvals?
Yes. TOPA works with clients from early feasibility through use permit and city approval processes. Our experience includes Santa Cruz County, Santa Clara County, the City of San Jose, and the City of Santa Clara. We coordinate required drawings, consultant information, forms, and supporting documentation; may recommend a pre-application when useful; and attend required hearings to support the project through approval. Can TOPA work on existing buildings and tenant improvements?
Yes. Working in existing facilities is a significant part of TOPA’s practice. We evaluate how building conditions, infrastructure, code requirements, and operational needs affect what can be done within an existing space, then develop renovations, tenant improvements, expansions, and other solutions around those constraints.
Does TOPA provide both architecture and interior design?
Yes. TOPA provides architectural and interior design services, allowing the interior environment to develop as part of the overall architectural vision. This can include space planning, finish and material selection, furniture coordination, technical requirements, and design development through construction.
How does TOPA integrate with an existing contractor, consultant, or facilities team?
We regularly collaborate with owners, contractors, engineers, consultants, facilities teams, vendors, and other project partners. Our role can be adapted to the needs of the project, whether we are involved from the beginning or joining a project already underway.
At what stage should TOPA be involved in site selection, leasing, or project planning?
Earlier is usually better, particularly when a project involves an existing building, a new or specialized use, technical requirements, permitting questions, or significant schedule and budget constraints. Early involvement allows us to identify potential issues, test options, and help establish a realistic path forward before major decisions are made.
What areas does TOPA Architecture serve?
TOPA Architecture has offices in San Jose and Brentwood and works throughout Silicon Valley, the East Bay, and the greater San Francisco Bay Area. Project location, scope, schedule, and permitting requirements all help determine the best approach for a particular project.
Can TOPA join a project already in progress or provide additional architectural support?
Yes. TOPA can step into projects at different stages of development when additional architectural support, permitting assistance, design refinement, consultant coordination, or construction-phase services are needed. We first review the existing work and project status so we can identify the most effective way to move forward.
